Real estate agents are professionals who know the property values, schools, neighborhoods, community events in the area better than anyone else. Real Estate agent can also help you stage your home at the right price or inform you if a property you’re considering is more expensive than average and if so why it is.  Thanks to the ground work which your real estate agent do by comparing homes, which in turn save you a great deal of stress.

Doing the Ground Work

We all are busy in our daily routine life, many of us don’t even have time to search for homes in different websites and in different areas. On the other hand a real estate agent may have multiple potential buyers if you’re selling, and access to multiple listings if you’re buying, via the Multiple listing services also known as MLS – and can save you tons of time by finding homes based on your requirement like school district, pool, access to local library, market, freeways, and many of your other preferences that you feel is important to you when purchasing your dream home. On top of laying the ground work the real estate agent also make sure all this is done within your price range.

Starting you in the right direction from the first step

If you’re a buyer, the first step in your search is to get your pre-approval letter from a mortgage lender. Yes, your real estate agent can help you in getting one.  With the experience of working with multiple lenders your real estate agent can guide you and answer some basic questions regarding mortgage process. Having a pre-approval letter is a must since you need to submit that along with your purchase agreement when you put up an offer to the house that you want it to be yours.

On the other hand If you’re selling your home, your real estate agent will make sure that only pre-approved buyers take interest in your home, so you don’t need to worry about the transaction falling off due to non availability of funds from the buyer.

Negotiations

There may be some hidden or unknown issues that may be brought to light during inspection or appraisal, your agent can help you negotiate with repairs and replacements or getting compensated from the seller for the same. An experienced real estate agent knows how to negotiate with seller or buyer. Real estate agent will always try to get you the best offer if you’re a seller, they’ll also try and get you the best deal if you’re a buyer. Once the offer is accepted real estate can help you to make sure any work that needs to be done before closing should have authorization, and the seller obtained all the necessary permits and allocations for ongoing projects. If the any major issues is found and the seller is not complying to fix it or potentially trying to hide then your agent will communicate the same with you and may also advise you to another property if needed.

Paperwork And Closing

Real estate transactions have a ton of paper work needs to be done before the keys are exchanged. Real estate agent can help you with paperwork by making sure that everything you fill out is correct and that you address any outstanding issues in a timely manner.

Final Walk through and Keys exchange

Now is the time where your dream come true. After getting the paper works on the table a final walkthrough will be done by your agent before you get the keys in your hand. Your real estate will make sure that the house is in good condition as during the showing and writing the offer. Your real estate agent also make sure if any work that needs to be completed by the seller then its done as per the purchase agreement.
